A complete delivery from the ground up. We delivered this seven-storey residential development under a Construction Management model, taking full responsibility for development management, quantity surveying, construction management, and site management on behalf of our client. Under this arrangement, we procured, coordinated, and managed the full design team as well as all subcontractors and suppliers. This approach placed our management expertise at the centre of the entire delivery process, from initial design through to construction completion.
The site presented significant challenges as a constrained urban infill location, which led us to adopt a modular construction approach. The entire structural frame, complete with factory-fitted windows, was fabricated off-site and assembled on location eliminating the need for scaffolding entirely. This method not only addressed the tight site constraints but also delivered programme, quality, and safety benefits throughout the construction process.
The project involved the demolition of all existing structures and the construction of a contemporary residential development comprising 26 apartments across seven storeys 13 one-bedroom and 13 two-bedroom apartments, each with a private balcony or terrace. The scheme also includes landscaped communal amenity space to the rear at ground level, ancillary outbuildings, and a dedicated ESB substation.
